This lady goes by the name Mel, but her real name is Melencia Velasquez. She is a retired architect living in Mesquite, Texas. She is from the Philippines. She will waste your time and represent she is the owner of real estate she does not own. Then, she will randomly show up with different people (always senior citizens from Philippines) that are clueless. She will force them to sign contracts they clearly have not read or understand. This lady is ruthless and doesn’t care who she manipulates or cheats.

I was duped by this old clown. I thought she was a nice old asian lady that was kind of a simpleton, so I agreed to help her out. Turns out she was scamming me. She wasted my time and my time is money. I work solely on commission. She let me do all of the work and then scammed me out of my commission. I have a contract but she used someone else’s name and is acting like she doesn’t understand English all of sudden. I researched her online. I found this site with her negative reviews. The reviews are accurate. She has bad credit and multiple creditors are after her in Texas. She’s like 5 feet tall, black hair but balding, and dark eyes like a coyote. Melencia runs around with a lady named Olive, like from the Popeye cartoons. Olive is a convicted felon. I found the Dallas news article where she was convicted of federal medicare and medicaid fraud. That monster was scamming sick and dead people. You meet all of kinds of people in my line of work.

Melencia “Mel” Velasquez is a serial scammer operating in the Dallas metroplex. A bible beater with a devil’s smile who is not to be trusted. She has been trying to take over our volunteer group but no one trusts her. Here’s why. She has been repeatedly cited by the Texas Board of Architectural Designers for falsified credentials and ethics violations. She has a long and disturbing history of falsified affidavits and liens with penalties from the State of Texas, Dallas County, and City of Mesquite. She has been sued twice for breach of contract and default. She doesn’t like to pay tolls or airport parking and ran every scam possible to get out of paying her debts. She has attempted to sue everyone and every insurance company every time she is in an accident, even when it was her fault. She is a horrible human being with no sense of morales or christian values. Her whole family is crooks. Her sister Oliva Padilla got out of the federal penitentiary after stealing millions from sick and dying people. She tries to still be active in politics but she is a convicted felon and not supposed to vote. She sure will talk to you like she is a political commentator on CNN but she is just a dumb convicted felon. What a pair of demons. Look up her record. I don't think the people writing these reviews actually know Susan. I think they just know Mel and Olive and are including Susan's name because she goes to church with them. Susan is a good person. She has not stolen from anyone. She has not sued anyone. She has not had any issues with the law or ever been in any trouble. Save your negative reviews and harsh comments for Mel and Olive. Those 2 are bad news and everyone knows it.
