I hate dealing with contractors and repairmen...typically low class people that lie, cheat and steal while doing shoddy work. This guy set a new low. He was either late or wouldn't show, unless he wanted to be paid (he was never late to collect). Even the other contractors working on our remodel complained about him. We fired him when we realized he had no intention of actually doing a quality job or finishing the doors.

Don't be misled by the realtor. The house is a train wreck. Here is what we uncovered after multiple visits to the house. There was a fire at the house. The repairs were done without any permits. The repairs are poorly done. The insulation from the walls to the doors and windows are inadequate and not up to code. The house, every time we were there, was a balmy 90 degrees or hotter upstairs. That's with all of the airconditioners on full blast. The windows are not sealed and look to be done by a weekend DIY'er. They don't meet code. The doors are rusting already and hot to the touch. Sunlight peaks through all of the sides and bottom. The door handles and locks do not fit the doors. Doors do not meet code. There retaining wall, driveway and garage are all structurally failing. You could lose your phone in the cracks. The bedroom windows are failing. The sealant is falling out and the massive windows flex and creak with the slightest wind. The patio posts are shimmed with large chunks of scrap wood and are not aligned. The pool speaks for itself. Not a square corner or straight line to be found. What a sheitshow.

To add to the other review about this property, I would like to say that it is just plain awful. It is probably the most dangerous house I have been in (at least in America). There is a massive retaining wall by the pool with nothing to keep you from falling off the cliff. The pool is not fenced so good luck with homeowners insurance or keeping the neighborhood kids from suing you. Surrounding the pool is a concrete patio with uneven drop offs and steps that go no where. What's up with the pool being right next to the driveway and garage? Maybe the pool is really a car wash. Don't even get me going on the death stairs or uneven floors inside the house. There is like sharp stuff on some of the doors and door knobs. Sharp enough you didn't want to touch them again. It was so hot in the house that my makeup was melting off. The realtor said the aircon was on, but the thermostat showed it was 94 degrees. Is this listing a joke at $3.4M?

I am not at all impressed with their work. I saw one of their new homes. Dry wall finish and paint looks worse than a DIY. Cheap vinyl windows and garage doors. They must really like particle board cause they built the cabinets, shelves, and doors out of it. Don't even get me talking about the gaps in the floors. Ugh. Terrible builder.

3 hours late. Had to leave 20 minutes later for not having all of his stuff. Didn't come back as promised. Arrived next day without notice but finished it while disrupting customers. 2 weeks later, garage door broke again.

She contacted me through rubmaps, which is a site for underground massage parlors that offer happy endings, s and m, and everything else. She wanted me to come to her vip private *** sess called Saigon *** Show at 200 Peninsula Drive in Rowlett, Texas. She and her leather clad cuckold gimp, that goes by the name of Mike Gould offered me anything and everything for a price. But they had cameras everywhere and figure they were blackmailers. They even tried to sell me some climax drugs and asked me for my personal information, which is probably how they would steal my identity. I found out later they have a reputation for that. They have another *** palace at 802 East Concord Lane in Allen, Tx. They fall in the mature category, but definitely not milfs. They take cash or card and your jizz.

This property is listed for $3,400,000. I recently toured this home. Besides the shock factor of how poorly it was renovated, I was appalled at the total misrepresentation of this property. The property is advertised as lakefront but it is not lakefront. The home is unsafe with numerous, serious code violations. The stairway, balcony railing, retaining wall, windows, kitchen appliances (used, mix matched, and damaged), exterior doors, and so much more does not meet code. The stairway, kitchen and balcony are very, very dangerous. There is exposed plumbing, drainage pipes, and gas lines haphazardly poking out of walls. If inspected, I doubt its electrical, plumbing, and HVAC will meet code. The house was very warm even will all 3 of the AC units constantly running. The stairway treads are slippery and undersized. There are sharp pieces of metal waiting to cut you on the exterior walls. The yard is atrocious and littered with glass, nails, ants, and rusty metal. The retaining wall is crumbling and does not have a handrail. Be very careful if you take your children to view this home. If you search online, you will uncover that this home was built by a known crook without proper permitting or inspections and then was set on fire for insurance. The flipper, Jadeh Investments, did a shameful job to create a facade to hide the arson and other issues, but the work is utterly unacceptable at any price point. The home should be condemned. Ask for inspections, permits, and floor plans. Then order an inspection and be thorough on everything from the foundation to the roof (looks like the original roof from before the fire). Given the unmaintained yard, the number of ant piles and infected trees, I would order a termite inspection. I cannot stress enough to be careful if you take children to view this home.
