The poor construction was bad in the summer as our AC ran continously and our utility bills averaged $400 per month. The heater is barely able to keep up and its only in the 40's outside. What will happen when it gets below freezing? House is located in The Colony, Texas. DR Horton is the builder and their office is in Rowlett, T exas.

He has so many negative reviews on Yelp and Google that he had his lawyer try to sue them to get the reviews deleted. Like this review from yelp. This is a low quality but high cost builder. Their address says Garland but on the web it says Sunnyvale and the house I saw is in Rowlett. That's about as confusing as their choice of paint or how they layout a house. Outdated touches throughout with gaps in light fixtures, gaps between cabinets and appliances, and no thought whatsoever given to the flooring, backsplash or kitchen layout. The bathrooms are a death trap. One of those companies that builds them big but ugly. That's the old Texas way. I'd look elsewhere for a custom home builder.

Look people, these roofers are running the biggest insurance scam in Texas. They lie to you and the insurance company. They are cheating both of you. Their work is like their word, junk. You don't get to have a fancy building, fancy trucks, and all of those profits by hanging a few shingles. Its a job an idiot can do.

Okay, so my husband wants me to add that the house does not meet CODE. He said there is a spaghetti of electrical wiring and conduit hanging out of the wall and coming out of the ground by the pool and garage. Nothing is secured or safe, especially since its right by the pool. He said the stove is heavily used and looks like it came out of an old restaurant. Watch out for the foundation, the cement is cracked everywhere and water is coming up through the cracks in the garage floor. I know the housing market is hot right now, but this house is ridiculous. Pre-covid, this house would have been sold as a fixer up for under $450,000.

To add to the other review about this property, I would like to say that it is just plain awful. It is probably the most dangerous house I have been in (at least in America). There is a massive retaining wall by the pool with nothing to keep you from falling off the cliff. The pool is not fenced so good luck with homeowners insurance or keeping the neighborhood kids from suing you. Surrounding the pool is a concrete patio with uneven drop offs and steps that go no where. What's up with the pool being right next to the driveway and garage? Maybe the pool is really a car wash. Don't even get me going on the death stairs or uneven floors inside the house. There is like sharp stuff on some of the doors and door knobs. Sharp enough you didn't want to touch them again. It was so hot in the house that my makeup was melting off. The realtor said the aircon was on, but the thermostat showed it was 94 degrees. Is this listing a joke at $3.4M?
